Transparency & Agreed Clearance Terms
At ScapeClear Property Clearance, we believe that a successful clearance starts with clear communication and mutual transparency. Before work begins, we ask our customers to clearly identify any belongings, furniture, valuables or other items they wish to retain. These items should be clearly identified and removed or set aside before the agreed handover or clearance date, unless alternative arrangements have been agreed with us in advance.
Our quotations are based on the condition, contents, access and scope of work observed and agreed at the time of quotation. We are always happy to discuss changes to the scope of a clearance and will aim to be as transparent as possible about any additional costs before carrying out extra work.
Items included in an agreed reduction
Where a quotation or agreed price has been reduced because particular items of value, reusable materials or other contents were understood to remain at the property and form part of the clearance, the agreed reduction is conditional upon those items remaining in place until the clearance takes place.
Changes after quotation
If agreed items are removed, the condition or contents materially change, or additional work is required that was not reasonably apparent or disclosed when the quotation was provided, ScapeClear reserves the right to review and amend the agreed price. This may include reinstating a previously agreed reduction or charging for additional work outside the original scope.
We will always endeavour to discuss any such changes with you before proceeding wherever reasonably possible, so there are no unexpected surprises.
A clear understanding before work begins
Our aim is simple: you know exactly what you are keeping, we know exactly what we are clearing, and both parties have a clear understanding of the agreed price and work before the clearance begins.
Once the property has been handed over to us for clearance, the remaining contents can then be rehomed, reused, recycled or responsibly disposed of wherever reasonably possible.

Where appropriate, any anticipated resale value can be taken into consideration when preparing your quotation, with an agreed reduction reflected in the price based on the items identified at the time of assessment. This also recognises the additional time, care and effort involved in carefully separating suitable items from general waste, preparing them and finding appropriate new homes or uses.
A clear and reliable quotation
Any potential resale value is not treated as a guaranteed discount on your clearance quotation. Our quotation is based on the agreed contents, work involved, access and disposal requirements at the time we assess the property. This means you receive a clear and reliable price rather than depending on what we may or may not subsequently be able to sell.
If suitable items are successfully rehomed or resold, this can help ScapeClear offset some of the costs associated with handling, transportation and disposal, while allowing us to continue providing a professional and fairly priced service.
